Happy sunny home, owned by the same family since 1971. Many updates over the years and always well maintained with love.

The original property had an ensuite powder room. It was modified to make one larger family bath.

Great property. Nice landscaping front and back with perennial gardens.

The upper floors of the property have carpeting which are easily removed. The floors underneath are stripped oak in original condition to their knowledge. 2 bedrooms have the floors exposed.
The upper wood windows are Pella and were deemed by the inspector to be in good condition.

The purchaser will be covered by a limited warranty for latent defects for 3 years with RE/MAX Integrity insurance up to $35,000. The cost of providing this insurance will be paid by the vendor. Due to the age of the vendor, she will not assume liability to provide a warranty for latent defects personally. The property will be sold without legal warranty in "as is" condition at the risk and perils of the purchaser after the 3-year warranty of RE/MAX runs out. 2023: The vendor noticed a few ants, mainly dead in May, They immediately called an exterminator. The issue, if any, will be warrantied for 2 years and transferable to the future buyer.

2023: Vendor removed the wall in the basement bedroom that had a previous mark or stain on it from years ago to verify if there was any moisture behind the wall. There were no signs of moisture or mold behind the wall. It was replaced with decorative wainscoting as well as the moldings.

2023: The building inspector declared that there was vermiculite in the attic. It was tested in several areas by a reputable firm. All samples were deemed to be negative. The report is available. Extra fiberglass insulation was added to increase the R-Value in the past and is deemed to be fine and in good condition.

2018: Electrical panel was replaced

2018: Furnace replaced for an electric forced air
2018: Heat pump was replaced

A pre-inspection was done. No major issues were discovered. The report is available upon request.
