The current dimensions of the commercial lot are a proposed lot drawn up by a surveyor. It is currently part of a larger lot (partially residential) which will be subdivided after a firm offer to purchase is accepted. Delays regarding the final subdivision will apply.

A $50,000 deposit is to be given within 10 days of an acceptance of an offer to purchase. In the event that the sale is canceled due to city or municipal regulations concerning the parcel of land, the deposit will be returned. In the event that the sale is canceled due to the purchaser, the deposit shall be non-refundable and will be considered earnest money.

Gst and Pst will apply to the purchase of the property and at the cost to the purchaser.

A) The proposed parcel of land is based on a projected subdivision done by a surveyor and may vary when the final plan is completed.
B) The final sales price will not be modified to accommodate a variation once the final certificate is approved as long as it does not affect the purchasers' projected plan for the use of the land.
C) It is understood by all parties that the approvals from the city and the provincial government may take longer than expected and neither the purchaser nor the vendor can be held responsible for such delays.
D) The signing of the deed of sale and occupancy shall take place 30 days or less after all conditions have been removed.
E) The purchaser agrees to sign an agreement respecting the current owner or future owner of the adjoining lot for servitude to respect view and other considerations as follows:

1. The servitude to prevent a building higher than 2 stories with no more than 8 feet per floor in height.
